AHS Tower: A New Standard for Luxury Office Design in Dubai

MOMA International has been appointed as the interior design consultant for a 38,427 sq. ft. luxury office within AHS Tower on Sheikh Zayed Road, Dubai. Scheduled for completion in 2027, the project will progress from Concept Design through to Issue for Construction.

The appointment reflects a wider shift in commercial interior design. As workplaces become expressions of brand and ambition, businesses are seeking environments that combine performance with the comfort associated with luxury hospitality.

A Luxury Office Inside a Dubai Landmark

Informally known as Dubai’s ‘Big Ben’ tower, AHS Tower is a landmark commercial address on Sheikh Zayed Road. Its distinctive architecture provides the starting point for an interior that must feel equally considered.

MOMA International’s design will respond to the building’s newly proposed architectural façade. Geometric elements will extend from the exterior into the interior design language, creating a coherent identity throughout the workplace.

Treating the interior as part of the architecture creates a more unified building experience.

A Hospitality-Led Workplace Experience

The office is being designed with cues from high-end hotels and premium residential interiors. The objective is to create a workplace that feels elegant and prestigious, while remaining warm, welcoming and comfortable for everyday use.

Hospitality-led office design is increasingly shaping premium workplaces in Dubai. Material choices, lighting, spatial flow and carefully resolved details can influence how employees, clients and visitors experience a business.

For AHS Tower, luxury is not defined by appearance alone. It lies in the balance between visual impact, functionality and a sense of ease.

Creating a Distinctive Interior Identity

Every commercial interior should communicate the character of the organisation it represents. At AHS Tower, the design will reflect the quality associated with AHS Properties while giving the office its own distinctive identity.

This requires a disciplined design language that can be expressed consistently across the space. Architectural geometry provides that foundation, allowing individual elements to feel connected without becoming repetitive.

The result will be an environment that supports the prestige of its location and the practical requirements of a contemporary workplace.

The Future of Premium Commercial Design

Luxury office interior design in Dubai is moving beyond conventional corporate aesthetics. Leading projects now borrow from hospitality and residential design to create workplaces that feel more personal, memorable and human.

AHS Tower builds on MOMA International’s commercial portfolio, which includes the UAE Space Agency and Royal Group Abu Dhabi’s Al Reem Three Towers.

By connecting architectural identity with a hospitality-led interior experience, the project aims to set a new benchmark for contemporary office design in Dubai.
